  • Pool Information

    The Pool Opens Memorial Day Weekend!

    While school is in session our pool is open: Weekdays: 3:00pm-8:00pm. Weekends and Holidays: 11:00am- 8:00pm

    When school is closed for the summer, the pool will be open Daily from 11:00am-8:00pm.

    Below are the Pool Pass procedures:

    • Pool Passes can be obtained at the leasing center weekdays from 9am-5:30pm.  If you are unable to come in during business hours please drop off a picture so that we can prepare your pass. Pool passes are free and available for leaseholders and occupants only.
    • Guest passes may be purchased in the leasing center for a nominal fee.
    • Each leaseholder requesting a pool pass is required to complete a pool information card and sign a release form each year signifying that they have read, understand and will comply with the Rules and Regulations. Parents or guardians must sign the Rules and Regulations before a pass will be provided to minor children.
    • Immediately upon entering the pool area, all persons are required to check in with the lifeguard. Membership cards must be deposited with the lifeguard and may be picked up upon leaving.

    More detailed information is noted on the Swimming Pool Rules and Pass Policy which will be available for your review and signature beginning the first week in May. The pool season ends Labor Day weekend.

  • Fitness Center

    Clubhouse Fitness Center

    Here at Brookside Commons we offer a state of the art fitness center. The Fitness Center is open daily from 5:00am to 12:00am and is located in the clubhouse.

    Fitness Center Rules:

    1. The Fitness Center is intended for the exclusive use of residents of this apartment complex and guests are not permitted to use the facility.
    2. The Fitness Center can be a dangerous place for a young child and, therefore, children under age 18 should not enter the Fitness Center and no child under age 18 is permitted to use the equipment.
    3. As a precautionary measure, I should obtain the approval of a physician before utilizing the exercise equipment.
    4. Please read and sign the Fitness Statement of Understanding, before using the facility.
  • Pet Policy

    Brookside Commons is a pet friendly community, however, there are restrictions. So before you bring any pet onto the premises you must receive management approval. Please contact the Leasing Office for further details:

    A.     DOGS

    All dogs must be spayed/neutered. All dogs must be currently licensed and up-to-date with vaccinations as required by state law. Dogs up to 75 lbs.-$500.00 refundable pet fee and $30.00 monthly fee per pet.

    UNACCEPTACLE BREEDS:  Doberman Pinchers, Rottweillers, Chow Chows, German Shepherds, Pitt Bulls, Mixed Breed Pit Bulls, Boxers, Presa Canarios, Akitas, Wolf Dog Hybrids, Dogo Argentino

    B.     CATS

    All cats must be spayed/neutered. All cats must be currently licensed and up-to-date with vaccinations as required by state law. Cats- $500.00 refundable pet fee and $30.00 monthly fee per pet.

  • Maintenance Service

    Regular Weekday Maintenance Service

    Our community maintenance technicians will make every effort to take care of service requests on weekdays before 3:00 p.m. Requests placed after 3:00 p.m. and on holidays will be considered to have been placed the following business day at 8:00 a.m. If you have a service request, call the leasing center at 410-363-2090 or click on the Request Maintenance link.

    To submit a routine service request, simply complete the open fields in the Request Maintenance Form above. The items marked with an asterisk are required for the form to be submitted to our Maintenance Technician.

    Emergency Maintenance

    If you have a Priority (Emergency) Service Request, please call 410-363-2090 during regular office hours or leave your request on the after hours answering service. Click Emergency Maintenance List here to see what maintenance issues constitute emergency attention.

    As a resident of a David S. Brown Enterprises, LTD community, you have the ability to transfer to another apartment home within your current community or to another David S. Brown Enterprises, LTD community during the term of your lease.

    On-site Transfers

    • A “Transfer Fee” must be paid by the resident; fee varies according to community location.
    • A new application must be completed, and the resident must re-qualify.
    • There must be a 30 calendar day written notice.
    • The resident will be responsible for the rent for the 30 day period.
    • The resident must pay a new security deposit on the new apartment.
    • Original deposit is refunded per the terms of the lease agreement.
    • If there is no pet damage, the refundable portion of the Pet Deposit may be transferred from one apartment to the other; however, the resident must pay the Non-Refundable Pet Fee for the new apartment.
    • All monies owed by the resident must be paid prior to the transfer.
    • Transfer must be to a vacant or on-notice apartment.
    • Residents within the first year of their Lease must have completed a minimum of a 6 month lease term before being considered for a transfer.
    • A new rental rate for the new apartment will be applied and a new 12 month Lease Agreement will be signed.
    • All move-out procedures must be followed in accordance with the Lease Agreement.
    • If the Request for Transfer is rejected or the Resident cancels the transfer, or the resident does not move in to the newly leased apartment, Resident will be held liable for the remaining existing Lease term.
    • In order to transfer to another apartment, it will be necessary for a resident under any lease term to fulfill the above criteria.
    • In order for the transfer to be approved, resident must be in good financial standing and current on all payments.
    • An inspection of the current apartment will be conducted to ensure the condition is acceptable to DSB Enterprises.
    • The Resident rent abatement, if applicable, must be refunded prior to transferring.

    Transfers from One DSB Community to Another

    • The Property Manager must approve the transfer.

    • A new completed application must be provided to the new community, and the resident must re-qualify.
    • There must be a 30 calendar day written notice.
    • The resident will be responsible for the rent for the 30 day period.
    •  The resident must pay a new security deposit on the new apartment.
    • Original deposit is refunded per the terms of the lease agreement.
    • Transfer must be to a vacant or on-notice apartment.
    • Residents within the first year of their Lease must have completed a minimum of a 6 month Lease term before being considered for a transfer.
